For the past 2+ years though, I have been focused on the new emerging trends in housing created by Covid19 (with post-pandemic housing trends to watch) as we transition from our collective pandemic survival mode to a repeat mode. “The worst is over, the worst is over, the worst is over” mantra, I can attest to the evolving market conditions I observe in the real estate trenches. Indeed, Toronto’s core neighborhoods in downtown Toronto are undergoing massive revitalization – primarily through renovation of existing housing stock during the first 15 of my 30 years as a real estate agent, but generally dilapidated properties are acquired and then significantly remodeled or newly built into luxury executive residences. .

In Exploring Toronto Real Estate – which I published about 7 years ago – I explain three approaches to determining value that are
